Communicate openly: Keep your conveyancer informed about any changes in your circumstances or concerns you may have.

  • Be prepared for delays: Conveyancing is rarely a swift process. Allow ample time for unexpected issues to arise.  Many issues can arise that are beyond the immediate control of your conveyancer.  This is particularly true if your conveyance is dependent upon a ‘chain’ of other conveyances.  For instance, if the person you are buying from must buy another property, and the person they are buying from must also buy another property and so on.
  • Budget wisely: Understand your conveyancing fees upfront and factor them into your overall budget.  Make sure that you check the total fee quoted by your conveyancer.  Some conveyancers will quote a figure for their legal work and then add further sums for other work, such as dealing with a mortgage or registering the property at HM Land Registry.  At an initial look they may seem cheaper but could end up being less cost effective by the end of the transaction.  Of course, some things may not be foreseeable at the beginning of the transaction and could lead to additional costs, but most fees should be discernible at the outset.
