Conveyancing fees

Our fees for residential conveyancing are based on the price of the property you are buying or selling.  A bespoke quotation including our fees and disbursements (fees we have to pay to others) can be obtained here.

The tables below show our fees at 17th December 2024.  Please note that the fees shown are based upon the following assumptions:

  • this is a standard transaction and that no unforeseen matters arise including, for example, a defect in title which requires remedying prior to completion or the preparation of additional documents
  • the transaction is concluded in a timely manner and no unforeseen complication arise
  • all parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation

We operate a No Move No Fee pricing policy.   If for any reason your transaction collapses before you exchange contracts, there will be no charge for our time (although third party payments, e.g. for searches, will still need to be paid).

There may be circumstances when other costs may be incurred due to particular circumstances of your particular transaction, but we will advise you if this becomes the case and will tell you about any additional costs when they arise.

We anticipate that a freehold transaction will take between 6 – 8 weeks, although this can often be affected by matters outside of our control, i.e. surveys, length of chain, mortgage offers and search results.

A leasehold transaction will take longer than a freehold one and we estimate this will take approximately  10 – 14 weeks.  This is due to the fact that we have to obtain information from the Landlord, Management Company or Managing Agent and this can often take quite some time.

Anticipated Disbursements – leasehold purchase*

  • Notice of Transfer fee – This fee if chargeable is set out in the lease. Often the fee is between £50.00- £250.00 plus VAT*.
  • Notice of Charge fee (if the property is to be mortgaged) – This fee is set out in the lease. Often the fee is between £50.00- £250.00 plus VAT*.
  • Deed of Covenant fee – This fee is provided by the management company for the property and can be difficult to estimate. Often it is between £100.00 – £300.00 plus VAT*
  • Certificate of Compliance fee – To be confirmed upon receipt of the lease, and can range between £100.00 – £300.00 plus VAT*

*These fees vary from property to property and can on occasion be significantly more than the ranges given above. We can give you an accurate figure once we have sight of your specific documents.

If, during the course of the transaction it becomes apparent that there are unforeseen circumstances, we may have to increase our charges.  For example, if we discover errors in the property deeds, need to arrange an indemnity insurance policy to minimise a risk if we are expected to handle a disproportionate number of emails or telephone calls.  We will not incur any additional costs without your approval.  If it becomes apparent that additional work is required this will be charged on an hourly rate basis at between £180.00 and £260.00 per hour, plus VAT, depending on the lawyer handling your case.  We will provide you with details of the additional fees and any additional charges we will incur on your behalf and will not proceed until we have your approval.

Stamp Duty Land Tax or Land Transaction Tax (on purchase)

This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website here.
